Why Do I Need an Inspection?

 

For Your Protection.

The small amount of money you spend for a professional inspection before you buy are dollars well spent. Some people buy older homes and have a "friend in the business" or try to check it out themselves, decide they really dont need a professional inspection. Later on they discover defects or problems after they have closed and moved in to their home. When buying a home, old or even a new one, you cannot possibly know all the problems and defects that if left undetected, may develop into major problems. It only makes sense to have the home inspected from top to bottom, inside and out before you buy!

 

What is included in my inspection?

Inspections may be tailored to fit your specific need. However, the inspection generally includes the following when you purchase a resale home:

 

STRUCTURAL COMPONENTS

The structural components of the home include the roof framing, load bearing walls and the foundation. An analysis of the structural components will tell you, after a limited visual observation, if the structural components appear to be performing as intended. You will also receive an opinion on the condition of the roof covering.

 

ELECTRICAL

We inspect for safety and functionality of switches, receptacles, fixtures and accessible wiring. Proper installation of electrical panels, junction boxes, circuit breakers and the service drop to the home.

 

MECHANICAL

Air Conditioning: We inspect wall mounted thermostat, evaporator coil, and condensate drain line, overflow drain pan, freon lines and insulation, condensing unit, fan motor, compressor function, electrical connections and the temperature differential.

 

Heating: We provide a visual inspection of the burners, elements and heat exchanger. A cracked heat exchanger in your furnace produces carbon monoxide that can be distributed throughout the home and could result in serious illness or death. We inspect gas connections, pilot light (if present) flame appearance, fan control switch, fan motor and belt, wiring condition and flue gas flow.

We do not disassemble any equipment.

 

Appliances: We inspect the range/oven, vent hood, garbage disposal, dishwasher and other installed appliances.

 

Plumbing: We inspect for leaks in the fixtures, toilet operation, dripping or broken faucets, shower pan leaks and clogged drains.

 

OPTIONAL EQUIPMENT*

We can also inspect sprinkler systems, swimming pools, spas and hot tubs and other equipment and systems. A swimming pool includes an inspection of the pool finish, coping, filter, pump and motor, diving board and pool lighting.

REPORT

You will receive a comprehensive checklist and/or narrative report at the conclusion of the inspection. The report includes all areas covered by the inspection as required by Texas Law through the Texas Real Estate Commission (TREC) and should give you a good diagnosis of the condition of the house, so you can make an educated and informed decision about purchasing the home.

 

Do I get a guarantee or warranty?

We are not a warranty company, therefore we cannot warrant the equipment or systems of the home. However, there are warranties on the market available for your purchase that covers the equipment and systems. We take the time needed to do a thorough inspection to provide you with the best information we can. Buying a used home is like buying a used car. It could fail at any time and not be the fault of anyone. Its not uncommon for devices to work one minute and not the next. However, a qualified inspector will help you make a more informed decision on the over all condition of the equipment.

 

Should I be present at the inspection?

In a word, Yes. We encourage you to be present; more so at the conclusion of the inspection so the inspector can explain any problems or defects found and answer questions you might have. Payment is due on site at the conclusion of the inspection.
